"Look and Listen" is one of the most important measures that you take to make sure the garage door is working properly. Whenever you use the door, observe if the door is making any grinding or scraping sound. You need to check if the springs, pulleys, cables and end bearings are working fine or not.
The garage door needs to be balanced properly because if it is not, all the pressure will come on the garage opener and it will not last much longer. So, in order to maintain it, you need to move the door halfway up its track. If the door falls to the ground, that indicates that the counterweight system is not properly balanced, which means your garage door springs are fatigued and not doing their job as they are supposed to, and the garage door torsion springs or garage door extension springs need to be tightened. For longevity and safety, it is often recommended that you replace them.
It is important for the garage door rollers, steel or nylon, to be inspected twice a year. Also, they should be replaced every seven years and in case the garage door is used more frequently than usual, it should be replaced before seven years itself.
Garage doors should be examined properly on a regular basis. If the door is wooden, it needs to be checked for water damage, warp and chipped and peeling paint as well. On the other hand, steel doors must be checked for rust spots that need to be sanded, painted and primed. The door should be washed regularly with a mild all-purpose cleaner.
